Cooperation and Shared Compensation Information for Missouri Real Estate Brokers

Real estate brokers who are REALTORS are bound by the Code of Ethics of the National Association of REALTORS which provides in Article 3, Standard of Practice 3-1 that: "Terms of compensation, if any, shall be ascertained by cooperating brokers before beginning efforts to accept the offer of cooperation." MeyerWorks, LLC offers cooperation and shared compensation to Missouri licensed real estate brokers as agreed in our listing agreements with our sellers. The most commonly agreed terms are:

  • A commission of 3% of the sale price to buyer's agents (limited agents representing prospective buyers).
  • A commission of 3% of the sale price to transaction brokers (neutral licensees representing neither party).
  • Properties where we have a different agreement with the seller are offered on other terms as listed below:

  • Not applicable, currently.
  • The buyer and seller have the right and option to modify any offer of compensation by negitiating other terms in a fully executed real estate contract. If there is a discrepancy between what is agreed upon by the buyer and seller and information displayed above, the contractual agreement between the buyer and the seller shall dictate the actual terms of compensation paid.

    The following forms are provided to facilitate listing broker's, cooperating broker's, seller's and buyer's mutual agreement on shared compensation and/or other cooperating broker compensation for our listings: Cooperation Agreement Between Brokers and Compensation Agreement Rider.

    NOTE: The amount or rate of broker compensation (including shared compensation) is not set by law and is negotiable. Further, cooperating broker is prohibited from accepting any amount of compensation that is greater than what the buyer has agreed to pay under any brokerage agreement.
